Why Social Search is Taking Over (and What Vacation Rental Hosts Need to Do About It)

Guests aren't just Googling "best vacation rentals in [city]" anymore. They're searching TikTok, Instagram, and Pinterest. And if your property isn't showing up there, you're invisible to a growing chunk of your potential bookings.

According to LinkedIn's State of Social Media report, 87% of social media marketers have noticed consumers searching for brands on social channels more than on Google. That's a massive shift. And for vacation rental hosts, it's an opening.

What This Means for Hosts

The good news: social search rewards content, not ad spend. You don't need a big marketing budget. You need to know what to post and how to set it up so the algorithm can find it.

Start by doing some research in your category. Search "beach house rental" or "mountain cabin weekend" on TikTok or Instagram. Look at what's getting traction. Ask yourself 3 things:

  1. Is this content engaging?
  2. Is it actually helpful to a guest planning a trip?
  3. Could I do it better?

You'll start to notice patterns fast.

Video is Your Best Friend

A tour of your property with subtitles running? That's social search gold. The subtitles automatically transcribe everything you say, which signals to the algorithm exactly what your content is about, same way text on a website does.

Keep it real. Guests want to see the sunrise from the back deck, the coffee setup, the proximity to town. Show them the thing that made you want to host.

Can't do video yet? Photo carousels work too, as long as you put text overlays on them. Something like "3-bedroom cabin, 5 min from the slopes" on the first slide. That text gets indexed.

Captions and Hashtags Still Matter

Your caption doesn't need to be an essay. A couple of lines of keyword-rich copy is enough. Think: "Cozy mountain escape for 8 with a hot tub and game room. Book direct at the link in bio."

Then stack your hashtags. Head to the search bar, pull up the hashtag section, and look for relevant ones with real search volume. Mix big ones (#vacationrental, #airbnb) with niche ones (#smokymountainscabin, #tennesseecabin). Test and rotate. See what drives reach.

Your Profile Name is Search Real Estate

Most hosts sleep on this. If your Instagram name just says "Oak Hollow Cabin," you're losing discoverability. Try "Oak Hollow Cabin | Smoky Mountain Vacation Rental" instead.

The algorithm reads your name field just like a search engine reads a page title. Stuff it (tastefully) with what guests would actually type.

Don't Create New Content for Every Platform

One good property video can become 5 pieces of content. The full tour goes on YouTube. A 30-second cut goes on TikTok. Three stills from the shoot become an Instagram carousel. The caption becomes a Facebook post.

Create once, distribute everywhere. Your future self will thank you.

Social search isn't replacing your listing on Airbnb or Vrbo. It's what gets guests to trust you before they ever click "book." Show up there, and you're already ahead.
