7 Ways to Increase Direct Bookings with Social Media

Every booking that comes through Airbnb or Vrbo costs you a platform fee. Direct bookings don't. Social media is one of the most effective tools hosts have for building the kind of trust and visibility that gets guests to book directly with you instead.

Here's what actually moves the needle.

1. Run a Giveaway or Contest

A well-structured giveaway can grow your following fast and put your property in front of people who'd never have found you otherwise.

Keep the entry mechanics simple: follow your account, tag a friend you'd want to travel with, and share the post to their story. That's three actions that each expand your reach without making people jump through hoops.

A few things that make vacation rental giveaways work:

  • The prize has to be worth it. A free 2-night stay is compelling. A $25 gift card is not.
  • Set a deadline. 5 to 7 days creates urgency without letting momentum die.
  • Partner with a local business. A nearby restaurant, outdoor gear shop, or wine brand can co-sponsor, splitting the cost while doubling the reach.

After the giveaway ends, you have a warm audience who opted in because they genuinely want to stay somewhere like your property. That's a list worth nurturing.

2. Share Real Guest Stories and Reviews

Potential guests trust other guests more than they trust you. That's just how it works, and it's fine.

Screenshot your 5-star reviews and post them. Pull the best lines from your Airbnb or VRBO reviews and turn them into a carousel. Ask returning guests if they'd be willing to share a short video about their stay.

Make it visual when you can. If a guest raved about the hot tub view, pair that quote with a photo of the hot tub view. The combination of social proof plus imagery is more persuasive than either one alone.

Respond to comments on these posts too. When potential guests see you engaging warmly with past guests, it tells them exactly what kind of host you are.

3. Run Facebook and Instagram Ads (the Right Way)

Organic reach is powerful, but a small ad budget behind the right content can dramatically accelerate results.

The key word is "right content." Don't boost random posts. Take the organic content that's already getting saves, shares, and comments, and put money behind that. You already know it resonates.

For vacation rentals, the most effective ad strategies are:

  • Retargeting website visitors who checked your direct booking page but didn't book
  • Lookalike audiences built from your past guest email list
  • Interest-based targeting around travel, your destination, and your property type

Even $10 to $20 a day behind a well-performing post can drive meaningful traffic to your direct booking site during peak planning seasons.

4. Create Urgency Around Availability

One of the simplest and most underused tactics: post about your open dates.

"We just had a cancellation for the last weekend of July. 3 nights available, direct booking discount applies. Link in bio." That's a post that converts.

You can build urgency around:

  • Last-minute openings
  • Seasonal availability ("only 4 summer weekends left")
  • Early-bird pricing for the holidays
  • Direct booking discounts (make it explicit that booking direct saves them money)

Guests who follow your account are already warm. They've seen your property, they like what they see, and sometimes they just need a nudge. Availability posts give them one.

5. Partner with Travel Creators

A travel creator posting an authentic stay at your property does something no ad can replicate: it shows real people having a real experience in your space.

You don't need someone famous. You need someone whose audience matches your ideal guest. A hiking creator with 12,000 engaged followers, if your cabin is near trail access, is more valuable than a generic travel influencer with 200,000 passive ones.

Offer a complimentary or discounted stay in exchange for content. Get clear on deliverables upfront: how many posts, which platforms, whether you get rights to repost. And always ask for a direct booking link or promo code in their bio so you can track what converts.

Use your slow season strategically here. Empty nights in February or November cost you nothing to offer and can generate content that fills your calendar in March or December.

6. Jump on Platform Trends (But Make Them Yours)

TikTok and Instagram Reels reward content that taps into trending formats. That doesn't mean doing dances in your rental kitchen. It means paying attention to what's performing in the travel and hosting space and finding your version of it.

Formats that consistently work for vacation rentals right now:

  • "POV: you rented the whole place to yourself" style walkthroughs
  • "Things I didn't expect about owning a vacation rental" honest takes
  • Before/after renovation reveals
  • "What $X gets you in [location]" comparison content

The goal is to make something the algorithm wants to push to new audiences while showcasing your property naturally. Trend-aware content gets reach. Your specific property converts it.

7. Use Hashtags Like a Search Strategy

Hashtags on Instagram and TikTok function like keywords. Guests searching for their next trip type things like #smokymountainscabin or #texasranch or #beachhouserental and the content that's indexed for those terms shows up.

A few rules that actually work:

  • Mix broad and specific. #vacationrental has massive volume. #ashevillecabin has less competition and higher intent.
  • Use location hashtags. #visitasheville, #westernnctravel, #blueridgeparkway all capture guests in destination-research mode.
  • Create one branded hashtag for your property and encourage guests to use it. Over time it becomes a gallery of real guest content you can reshare.
  • Stay in the 5 to 10 range per post. More than that reads as spam and doesn't meaningfully increase reach.

Check which hashtags your direct competitors and neighboring rentals use. If it's working for them, it'll work for you.

Direct bookings don't happen by accident. They happen because guests found you on social media, trusted what they saw, and felt confident enough to book without a platform in between.

Every one of these strategies moves them a step closer to that decision. Pick two or three to start, stay consistent, and the bookings will follow.
